PROPOSED Site Plan at 411 Bronx River Road

Today I attended the City of Yonkers Planning Board meeting regarding the Site Plan Review for a proposed residential building located at 411 Bronx River Road.  The presentation was made by Plattekill Partners, LLC of Floral Park.  Although this was not a public meeting the chairman graciously allowed members of the community in attendance to view the boards presented by the developer AND ask questions or express concerns.  At the time my concern was about the traffic this construction would bring to Bronx River Road.  The developers stated the construction interruption on the sidewalk would be minimal since the actual building is approx 25 feet from the sidewalk.

Details of the proposal were as follows: 9 story, brick veneer; pre-cast stone; metal panels and glass exterior, 44 (17 1 bedroom, 27 2 bedrooms) MARKET RATE rentals.  Amenities include: residential storage, bicycle storage, 560 sq. ft. gymnasium, 1,300 sq. ft. common terrace, 570 sq. ft. community room w/bathroom, green building technology (they will NOT be applying the LEED green building rating system), laundry room with 12 washing machines, on site full time super and a 24 hour/7 day valet parking staff.  49 total parking spots (44 for residents, 5 for visitors).  All parking will be located under the building and supported by a hydraulic lift powered by electricity with a back up generator which will be located on the roof.  All units will have an air conditioner sleeve inside the units.  There was a request from the planning board to further review the success of hydraulic lifts.  The developers pointed out they limited the height of the building to 9 stories in an effort to not obstruct more views for the residents of Overhill Place.  More information to come…..

Also on the agenda was a briefing for a proposed 220 unit residential building with ground floor retail space located at 1217 Yonkers Avenue which is now the closed Kimball theatre.

Great Article about Yonkers Public Schools & Yonkers Partners in Education

Over the weekend I read a great article in the NY Times about the transformed College Center at Sunders High School in Yonkers.  It is one of six centers paid for by the Yonkers Partners in Education (YPIE) whose goal is to provide ALL students access to a quality education.  These college and career centers will offer much needed support to students and families, provide workshops and advising in addition to providing a dedicated full time College Advisor.  Visit www.ypie.org for additional information on the wonderful work done by YPIE.  Click this link for the NYTimes article With New Resources, Urban Students Are Encouraged to Apply to College.
